Caulfield Village

ARM has masterplanned and delivered this 5.5-hectare urban community from the ground up. There are two components: North and South.

 

ARM won a design competition to masterplan two greenfield precincts known as Caulfield Village. Based on the strength of our competition entry, we were also invited to design all the buildings.

This new urban community is located in Melbourne’s inner south-east, adjacent to Caulfield Racecourse and Caulfield Railway Station, a major transit hub.

Precinct 2 South was delivered in 2019 as a build-to-sell project, comprising 390 apartments.

Precinct 2 North, known as REALM Caulfield, was delivered in 2022 as a build-to-rent development. It includes 437 apartments and a range of residents’ facilities, such as a pool, gym, bookable dining room, cellar, and library. The precinct also features restaurants, cafés, and a full-line supermarket, creating a vibrant mixed-use community.

Both precincts are connected by a network of green boulevards, streets, and laneways, seamlessly integrated into the existing urban framework. These roads and pathways follow meaningful desire lines, shaping engaging public spaces while providing a strong foundation for future development.

Precinct 2 South

The design strategy aimed to establish a distinctive architectural style that provided each building with a unique address while responding to its surrounding neighbourhood and contributing to a new urban identity.

At the heart of Precinct 2 South is the Sanctuary—an elevated landscaped courtyard offering residents a tranquil retreat. This green space is framed by communal amenities, including a pool, gym, and a variety of indoor entertaining areas, fostering a sense of community within the development.

Precinct 2 North — REALM Caulfield

At the heart of the Precinct North build-to-rent development is a strong emphasis on community and amenity. It features a generous public area, a new site boulevard, and ground-floor retail, including cafés and a full-line supermarket, creating a vibrant new activity centre for Caulfield.

The podium level is dedicated to residential amenities, with a high-quality gym and pool alongside shared communal facilities. Meeting rooms and co-working study spaces are available to all residents, complemented by lounge and dining areas. Outdoor green spaces are designed for both exercise and relaxation.

As a mid-rise build-to-rent project delivered under a design and construct contract, ARM worked closely with the developer and builder to achieve excellent value through a considered design process. A focus on energy efficiency led to a prioritisation of NatHERS ratings, achieving a strong 7.7-star outcome as the most cost-effective approach for long-term management. A Green Star assessment was also completed, achieving a 4-star rating.
